A stay of one night requires full payment at time of booking. Longer stays require a deposit of one night at time of booking with the balance payable 21 days before arrival (or 2 months before arrival if booking was made more than 6 months prior to arrival date). During peak season and on holiday weekends there is a 2 or 3 night minimum stay requirement. One night stays are subject to a $30 supplement. All reservations are uniquely for the guests who make the booking and are therefore non-transferrable to others. Our unique price-beater guarantee promises that if you see the same room for the same dates ANYWHERE on-line for less you should advise us WITHIN 24 HOURS of making your reservation in order to receive the lower rate you saw, LESS $5 per night. Once we have verified the lower rate we will adjust your rate accordingly. The 24-hour policy will be strictly adhered to and no exceptions will be made beyond the 24-hour time frame.
Cancellations or amendments to a reservation more than 21 days before arrival are subject to a cancellation fee for each room of either $50 or 10% of the total reservation, whichever is greater, with the balance of your deposit or payment being refunded. Refunds for cancellations or amendments made within 21 days of arrival are subject to us being able to re-let the room/s and are subject to the above cancellation fee. If the room is re-let at a last-minute reduced rate the refund will reflect that reduction. Please note that whilst every effort is made to re-let rooms, no guarantee can be given that we will be successful.
